Is that a FL condition?     We had no problem with getting our boys auto insurance when they were teenagers here in PA.

Had to head to the outlet mall with my wife today.  She needed a pack animal (me) to carry all her packages. 

 

Had to stop for some beef for lunch.

Found a couple robins have returned to build nests in the same locations at our house.

Eric always tells me people I brought him along to be my "shopping mule".    Most of the time he's right - LOL!

I’m sure there is a patty under all that lettuce, tomatoes etc but it looks like a veggie burger to me with a side of slaw. 😆 Push the onion off and I’m good with it.

The tires on the Jeep got swapped.

 

I came home only to discover that our 2 year old 75 gallon hot water tank failed. It replaced another new tank, that failed 2 years earlier. 2 tanks in four years now. The one before lasted 15 years. Amazingly enough this one was still under warranty. 
 

I left a message with our plumber. Our basement is unfinished with a cement floor so it is not a disaster but still a PIA. I took the insolation blanket off, after I shut the water supply off.  Next turned the power off, then proceeded to drain the tank to the floor drain and squeegeed the remaining water to the drain. Maybe 45 minutes of work.  I brought the box fans from the shop and plugged them in on high to dry the floor.


The plumbers called at 1pm and I send photos confirmed what I suspected. New tank is ordered and should be in and installed after lunch tomorrow.  Warranty work again. We did BBQ hot dogs tonight, used paper plates and plastic cups. No dishwasher tonight, but hopefully tomorrow.🤞

 

One can see where the tank failed along the seam.  Found it right after I took the insulation blanket off.

Turn on your sound.  Clearly it had only been only been leaking for a very short period of time.

My young neighbors asked us if we were having flooding in our basement this weekend as they were and had decided they were getting water because the ground was thawing???????  After a few questions by my DH and me, we suggested they go look at the hot water heater that was in the utility room with all the water on the floor.  Low and behold, the seal at the top of the tank at the fill pipe had failed and it was just bubbling water out the top.  Never seen one fail like that before.  Luckily, we have a wet vac.  Offered our plumber's name but they go for lowest bidder on an app.

Hot water tank failure ranks right along with dentists and unexpected auto repairs....

 

At least it was still under warranty 😁

@singinalot speaking about water, and flood zones...

 

M8 asked me to share this with you regarding property purchases in FL relating to water/flood zones, as you and Nate are looking to buy sooner than later. 
 

He sent me this chart and said one avoid land with A and V ratings.

At least you got lucky and it broke while under warranty and nothing ruined in the basement.   Hopefully the replacement lasts for many years.

We had thousands of dollars of damage had to replace most of the wooden floors in our house because of a broken water heater , good thing was insurance paid the the majority of it , this was a few a few months ago.
