Fully agree.  We did not make our offer contingent on financing and were prepared to pay cash.  I think that's what separated our offer from others.  Less stress on the sellers knowing that they don't need to wait on buyer financing.  Still, we took out a mortgage.  At the current rates, I can earn a lot more by leaving my money invested elsewhere.  I sent everything that my mortgage company requested within 24 hours, and I still got a lot of last minute, seemingly redundant requests for more.  They also gave me the impression that they were doing me a favor, rather than working to satisfy me the customer.

Oh well, all done now.

Yea, no offense to Sunshine, but underwriters to me are as popular as lawyers.

That is as dangerous as working at Baskin Robbins.  😄

It was all the candy you could eat while on the job.  You weren't allowed to take it home (without paying a discounted price).

Actually after a few weeks the novelty wore off and no one ate that much.

We are torturing ourselves in Atlantic City again!  They keep stealing our money🤪We are officially started to celebrate our 50th anniversary starting today until the 24th.  Maybe they will give us some of our money back🙏

Best of luck.  What is your preferred casino in AC?  It's been several years since I've been there and I think it has changed quite a bit.

Actually, it's all the 11th hour crap that's annoying. Never ends

#cashisking

Yes, sometimes one document leads to another question or document that is needed.    Believe me it's annoying to me if I have to pick up the same file 3 or 4 times because there is a problem.     We Try our best to only look at files 2 times - once at initial stage for issuance of the mortgage commitment and final underwriting for clear to close.

Re timeline,  Appraisers in some areas are taking 2 to 3 weeks to send us their  inspection reports due to high volume.   title companies typically take 2 to 3 weeks to send us their docs  so if you have a 30-day contract that gives the lender a very little window of having everything that is needed for Underwriter to do their final review.    Hence the reason for asking for something at the 11th hour.

You might be surprised how many borrowers try to hide stuff and that doesn't help either.     I should write a book about all the stories I have seen and heard.   Probably someone has already done that

We now need to add the 🤮 emoji to the list of responses.  What day were the pavers going down?

They’re being delivered Monday, not sure if they’ll start them that day or Tuesday.
This was the final result. Just rain now.
“Go home April, you’re drunk”🤣

I had a summer job at M&M Mars in Hackettestown, NJ.  All the candy you could eat!🙂

The M&M Mars factory in Waco, TX was near my apartment when I was in college at Baylor. Whenever they were making Skittles or Starburst, the scent of the flavors blended together made the air nearby smell like blueberry muffins.

It is a shame that us Underwriter's get bashed when really it is the Loan Officers that do the poor job of communicating of what is needed and what to do and not do.   Underwriters are not allowed to speak with the borrowers.    My branch has about 30 LO's and majority are excellent and know exactly what is needed and it's one touch and done with their loan files.

Other LO's are clueless and give me crappy files that I have to review numerous times and tell them NO you didn't get what we need.   Then you end up with a borrower that is upset and the LO's will always blame it on the Underwriter.   The crappy LO's usually move from job to job a lot.

Always best to go on nmls consumer access website and look up your LO to see their job history.   The good ones usually don't change jobs on a regular basis.

I lived down wind from the Atlantic Gelatin Co. when I was growing up.  Somedays you would smell raspberry or orange or other fruity flavors or butterscotch when they were making puddings.  Other days, it was just nasty smelling when they were making plain gelatin.  There used to be lots of PETA protests there.  The site was closed in sold off years ago but now has hazardous materials leftover and is a DEP site that has to be cleaned up.  Makes you think twice before eating that bowl of Jello. 🤢

In my opinion that is the problem.

Communication. The old elephant game.

And yep, more requests from the Loan Officer today on behalf of the underwriter. Now they are harassing him about his savings account and an $80K cd he opened in March 2020 and added to his savings account in April 2021.

Not to mention the heartburn over the savings account he used to buy the CD. It was a minors account set up by his mother 15 years ago and was the account he used while in the navy and unable to access Wells Fargo at sea.

I get they want a paper trail, but he explained all this 6 weeks ago.

All this talk of the issues in buying a house makes the same process seem so simple up here north of the border.
