The VF stateroom sizes ays 249 square feet. Does that "include" the balcony ?

Generally yes - but that's an approximate number for all V(x) staterooms, many of which have different sized verandahs...

Thank You. It appears larger than the Crown Princess cabin we just had which had no couch and was quite cramped.
