  2. 5.875% for a 30 yr fixed mortgage is amazingly low in today's market even with excellent credit and 50% down. BTW, there should Not be any prepayment penalty for a standard fixed rate mtge.
  3. @Jimbo The storms that start with an "I" seem to be some whoppers. Ian, Irene, Isabell, Ike and Irma. Let's hope Ida behaves. We leave for Tampa on Sunday, 9/10 The owner of where I work has a house in Cape Coral and is having someone do extra tie-downs of his catamaran which is docked at his home. He was lucky and only had minor issues with Hurricane Ian last September. He was very happy compared to others that lost everything. He is in Maine now and says he puts down his hurricane shutters whenever he leaves his FL home to come to his home in PA or ME.
  4. Add on top of credit card debt, student loan debt. Most first time homebuyers do not understand that mortgage lenders have to factor in to their debt ratio the fact they have student loans that someday in the near future they will have to start paying. They won't remain in deferral or $0 based repayment plans forever.
  5. Excellent! Your Daughter is getting a good deal with a 7.125% 30-yr fixed and the lender covering some of her closing costs. Is she part of a first time homebuyer program that offers the reduced closing costs? My first condo in1987 at 10% rate then I switched an adjustable rate which paid off big time. Eric bought his first townhome in 1981 or 82 and had a rate of 16% for a 30-yr fixed and he also elected to do an adjustable rate which paid off for him too since rates continued downward for years after that.
  6. I'm jealous, I love aft balconies, especially on this ship class. We have one of those extended balconies on deck 7. We love these too! It comes with a full size table on the balcony so we can enjoy breakfast on our balcony.
  7. Yes, you are correct deck 5 is for embarkment. I was thinking we entered into main floor of centrum but it was deck 5. Sorry my memory failed me🥺
  8. What are current interest rates for a home in your area? Last I heard our rates are around 7.50% and expect to be 8% by October for a standard 30 yr mortgage. I bought a condo when I was 20 yrs old and The rate was 10%. Eric's is 7 yrs older than me and his first home was 16%.
  9. This weekends sailing on Vision from Baltimore to Bermuda was rerouted to Bahamas due to Franklin. Franklin should be out of the area by this Thursday but there is another storm Idalia that could be a problem end of this week. Hoping that everyone is safe and these storm don't bring damage to homes and businesses.
  10. If my memory is correct, it is deck 4 for embarkment/disembarkment and deck 2 for ports. I'll be on her sister, Serenade in 2 weeks...cannot wait. Love this ship class.
  11. Equinox is also a nice itinerary. I wouldn't worry about June being too hot. Here is daily temps from June 2023. https://world-weather.info/forecast/italy/rome/june-2023/ Temps look good to me. Most days in the low to mid 80s. Dont overthink. I say stick with plan A and have a great time!!
  12. IMO, I would keep what you have booked for 2024. You have a great itinerary on Jewel. We are looking to book a fjords sailing for 2024 before they shutdown cruise ship entry. We had one booked for 2020 that was lifted/shifted, rebooked, etc then we did not go due to covid testing concerns and flight issues. I was so sad we did not go especially at the great price we had back then. Fjords most likely will close cruise ships out in near future, I would stay with the Jewel sailing. Plus the pricing for 2025 maybe crazy! What is the Equinox itinerary?

  14. Hi Maryann, thank you for asking. She was home for almost a week then the visiting nurse stopped in one day and couldn't find a pulse. So back to hospital and found she had developed a blood clot in her arm. Thankful the clot didn't travel to her heart. They had her on heparin thru an IV and had her doing rehab at the hospital. Clot dissolved and now she is at a rehab facility so they can better monitor her. I visited her Friday night and she is very feisty and cannot wait to get back home.
  15. Excellent! We have done this several times. Another thing we have done is turn both of our offers into b2bs. We love doing b2bs when possible.
  16. My neighbor that is selling her home, listed Thursday, has officially sold the home. Traffic of prospective buyers has been crazy busy. Definitely still a sellers market in our area. She was getting exhausted with the non stop showings and told her Realtor to shut it down and tell everyone to make their best and final offers by 5 pm yesterday. She ended up accepting an offer for $45K over list price. As she had so many people come through she has no clue who the buyer(s) are at this time. We just hope it is a nice family and not someone that turns the home into a rental property.
