I think you are correct JC.  Tankless heater exhaust gases are acidic and will quickly rust the existing tank vent galvanized pipe.  Tankless vents need to be a different material.  Unless you want to run a new pipe up through the house through a roof penetration, you're better off exhausting horizontally.  That will involve making a penetration through the foundation.  The other option is to get an outdoor tankless heater and extended the water pipes through the foundation.  Not sure what limitations exist in mounting outside in a cold environment.  Wherever you install the tankless unit, you need to run gas piping as well.  All of that combined with the large extra price tag had me just retrofitting on Ohio with a bigger tank.  It would have taken several years to recover the added tankless installed cost in energy savings.

I think.

I think when this tank fails it is going to be a new tank.😐

Bunnies are not at all welcome in our yard.  It's amazing how quickly they will mow down flowers.

The rabbits are welcome to anything in my yard. The deer took out my cherry tree.

Watching a show called "To Catch A Smuggler: Rome. Don't have a lot of interest in the subject but love listening to the language.

When I was stopped by customs in Miami after I won at the casino, only one thought kept repeating in my mind......I did nothing wrong, and keep your mouth shut until they ask a question.

Filled out my forms, and on my merry way.

Now the young kids in the same room waiting for their turn, look guilty as all heck and were definitely going to be there awhile.

They kept mumbling and looking at their phones that did not work in that room.

Oh, I record and watch all those shows.

To catch a smuggler, Brazil, Lima, Rome, Spain. HSI

Better than some shows on.

Splashes must have been practicing to be a parent..lol!!   It must have been strange to hear the bunny sound like a baby's cry!

She had been a Mom at a very young age (before I got her fixed)   She was a very good one.   Maybe she wanted to be a Nana😍   I guess the Mommy bunny trusted her as she came back and had a couple of litters of bunnies over the years.   I'm assuming it was the same bunny.

Wow!!!   The poor woman and cats!   Hopefully everyone will be OK and the woman will get some help.

Approximately 40 years ago there was a story about a woman who lived with 100 cats in her California home. She was somebody that I knew in HS .

You win Cruise Critic today (yesterday).  Or at least you would have won if I had listened to you.  That was exactly our problem.  For those who don't understand what @Vibe is talking about, the air handling unit (the blower that moves air throughout the house where your air filter is located) has a drain line to keep condensation out of the system.  If the drain line gets plugged, condensation will back up in the line.  There's a little chamber near the top of the drain line with a float switch in it.  If condensation backs up enough to cause the float switch to rise, it sends a signal to shut off the system so that you aren't blowing condensate through your ductwork.  When the switch gets tripped, there will be no power on the Rc wire at the thermostat.  When the condensation slowly drains, the float eventually drops and the system turns on again.

As @Vibe said, my A/C guy hooked up a shop vac to the end of the drain line to suck out the water and the slime/gunk in the line that was causing it to drain slowly.  It was clogged enough that he had to also blast the line with compressed air on the other end to push to clog through.  We are no set up for twice a year service checks which include cleaning the condensation drain.  Costs us $165/year for two system checks/cleanings per year.  Good peace of mind.

Glad that it is resolved.  Your A/C tech is charging is a reasonable price, its well worth it.  Stay cool!

Good news, bad news.

First the good: Had a follow up visit at the surgeon and my splint and stiches were removed.  Got a boot to wear to protect my ankle.

Bad news.  I have to continue to keep my left foot off weight bearing for 9 weeks.  Yes, 9 weeks of hopping on one leg hoping I don't slam my left leg down by accident. Makes everyday tasks very difficult.

I'm still in rehab and trying to learn how to live my new normal temporary life.  Pain is minimal for which I am grateful.

At least I'm being well fed here.  Lunch was lamb chops, broccoli, baked potato, dinner was pecan encrusted salmon with pasta.  Ice cream all day. Some meals are meh but for the most part I can't complain.

I still would rather be home.

Report from our home, about our home. The house currently cold enough right now that I’m having a hot chocolate. 😀

  • 2 washers and dryer sets. One on main level and one in our walking closet upstairs.
  • hot water tank with a timer and blanket, in the basement.
  • water comes from a drilled well, 300’+ deep. No other option.
  • tertiary septic system. No sewer out here.
  • AC for the house is outside, foundation wall mounted.
  • one AC unit for each bay in the garage.
  • no flowrider yet.
  • only natural rabbits.

That is all.

Get to work on the next to last bit.😆

Good grief, Bonnie!  So sorry to hear it's going to be another 9 weeks without putting your foot down.  Have you looked into the possibility of the scooter for your knee?  Good to hear that the pain is now minimal.  Your meals sound delicious.  I sure hope you get to go home soon.  🤞

(p.s.....I won Mahjongg 3 times today😉)

Great minds think alike. That's the theme I'm going with on Symphony this September with the UDP.

But first I have to find the recipe that SeaDog posted.

I see Bob posted the pic. Here is another recipe that has you putting the mixture in the freezer for a few hours to get it more slushy.

Here is what Greg posted (I immediately saved it 😉).  No amounts listed.  I tried 1 oz ginger syrup, 1 oz lime juice, 2 oz rum, 2 cups ice in a blender but it was too much liquid and/or not enough ice.  I might try freezing the ginger syrup in an ice tray to help it freeze better.

So sorry Bonnie!  you should get a knee scooter if you are able.  I had to use one for 3 months myself after I broke my foot.

Interesting.  First 3 must be NY, Florida, and California.  What's the 4th?  Illinois because of Chicago?

I’m thinking Texas or Nevada because of Las Vegas.

Our house is two story, all bedrooms on upper story.  The laundry is across from the guest room.

I can’t imagine humping laundry up and down the stairs.

2 story house. Beds and bath on 2nd floor. 1st & 2nd have laundry chutes to the machines in the basement. Absolutely nowhere else to put them.

BTW, I am not the one schlepping the clean clothes up 2 flights!

I don't remember how long I was in the rehab center. Several weeks. I had PT twice a day.

I did have a boot until I got home. Then I was confined to a wheelchair and had a compression ankle sock to wear. I did muscle strengthening exercises each day for about 2 hours.

I also had a broken shoulder at the same time. So it was very difficult getting that boot and/or compression sock on and off with only 1 arm.

After I got the OK it was healed and could walk and drive, I went to outpatient OT for 4 months.

It was a slow process. You'll get there! It does get easier as the days go by.

That sucks. How big was it? Would something like this help it with some support stakes? I would love a cherry tree.

I'm also blessed to not have any mobility issues so it doesn't matter to me where my laundry machines are located. Taking the stairs are not much a challenge for me, fortunately. Heck, as long a I'm not going more than 4 or 5 floors in a office building or cruise shop, I always take the stairs.  It's a great form of exercise and I can save money by not buying gym memberships, exercise equipment or bicycles.
